When you hear about a property, and it sounds interesting, it’s a good idea to actually go to the location. Walk around and see the space as your customer would see it. Are they going to feel safe and comfortable in the neighborhood? Is there good parking? What type of businesses are on either side of the location you’re considering? Having a motorcycle shop and sports bar on either side could be great news if you sell leather jackets – but if you sell baby clothes, it may not be the most ideal location for you.

Use all of your senses during this investigation. How do things look? How do they sound? How do they smell? One clothing retailer was very dismayed to find their new shop was directly next to an import store that had a very pronounced spice aroma. Curry is great on your dinner plate, but not on your clothes!

Look at your new location in terms of accessibility. Most of us have customers who are getting older. They may not move around as easily as they once did. If a person is using a cane or walking stick, will they be able to get into and out of your Westchester business location easily? What if they use a wheelchair?
